Estate Cleanout Service

Most estate cleanouts come after a parent has died and the house needs to be emptied, for a sale, for the landlord, or because the family is ready. We work at the family's pace. You decide what stays, and everything you want kept is set aside before anything else is moved.

Then we sort the rest into what can be sold, donated or thrown away, make the donation and dump runs, and leave the house broom-clean. This page covers estate and bereavement cleanouts, foreclosure and eviction cleanouts, downsizing, and whole-house and apartment clearouts.

How It Works

How an Estate Cleanout Works

Nothing leaves the house until you've agreed it can. We start with the things the family wants to keep, then work through the house room by room, including the garage, the basement and the attic. Everything ends up in one of four places.

  • Keep: set aside first and not touched again. It stays for the family to collect, or we can move it for you.
  • Sell: grouped together, so you or an estate sale company can deal with it before the rest is cleared.
  • Donate: usable furniture, kitchenware, clothing and linens, taken to local donation centers.
  • Dispose: everything else, taken to the transfer station.

How an Estate Cleanout Goes

1

Walk us through

In person, or on a video you record, room by room. Show us what stays and anything you're unsure about.

2

One flat price

One price for the whole job, dump fees included, agreed before we start.

3

Sorted and cleared

Keep, sell, donate, dispose, in that order. Donation and dump runs made as we go.

4

Left broom-clean

Every room empty and the floors swept.

If the family lives out of state, one person can walk us through on video and we'll take it from there.

Foreclosure & Eviction Cleanouts

Foreclosure and Eviction Cleanouts

For banks, property managers, landlords and agents. Whatever was left behind after a foreclosure or an eviction is cleared out, and the property is left broom-clean, ready to list or rent again. We work from the owner's or manager's instructions on what stays and what goes.

Foreclosed homes

Furniture, belongings and junk left in the house, cleared to a broom-clean finish.

Rentals after an eviction

Houses and units cleared once the tenant has gone, so they can be turned over.

Garages, basements and attics

Cleared with the rest of the property, not left for later.

Send photos or arrange access, and we'll give you one flat price for the property.

Downsizing & Clearouts

Downsizing, Whole-House and Apartment Clearouts

Moving to a smaller home or into assisted living usually means more stays behind than comes along. Because we're a moving company, we can move what's going to the new place and clear what isn't.

Downsizing

What fits the new place is moved there. The rest is donated or taken away.

Whole-house clearouts

Every room, plus the garage, basement and attic, emptied to a broom-clean finish.

Apartment clearouts

Apartments and condos cleared, working around the building's elevator and loading rules.

Tell us what's moving and what's going, and we'll price both together.

Cost

Estate Cleanout and House Cleanout Cost

An estate cleanout is priced by the job, and four things set the price: how much is in the house, how far it has to be carried to the truck, what the transfer station charges to take it, and how much can be donated instead. We look before we price, in person or on video, and then give you one flat number with the dump fees included.

How much there is

A one-bedroom apartment and a full house with a garage and basement are different jobs. Volume sets most of the price.

Stairs and distance

A ground floor with the truck at the door takes less time than a third floor with no elevator or a long walk to the street.

Donated or disposed

The transfer station charges by weight. What's kept or donated never goes on the scale, so the more that can be donated, the lower the price.

FAQ

Estate Cleanout Questions Answered

They're set aside first, before anything else is moved, and left where you want them. If they need to go to a family member's home or into storage, we can move them for you.
No. Take anything that matters to you first if you'd like to. Otherwise, walk us through, tell us what to look out for, and we'll sort as we go. Photos, papers and anything personal we come across are set aside for the family.
Furniture, kitchenware, clothing and linens in good condition go to local donation centers. What they can't take goes to the transfer station.
Yes, for banks, property managers, landlords and agents. We clear what was left behind and leave the property broom-clean, working from the owner's or manager's instructions on what stays.
Every room empty and the floors swept, including closets, cupboards, the garage and the basement. It's the state a house needs to be in before a deep clean, a listing or a new tenant.
Someone needs to walk us through once, in person or on video, and show us what stays. After that, the family doesn't need to be there while we work.
It depends on how much is in the house. We'll tell you how many days it will take when we give you the price.
It's priced by the job, and four things set it: how much is in the house, how far it has to be carried to the truck, what the transfer station charges to take it, and how much can be donated instead. Because the transfer station charges by weight, and donation centers don't. Whatever is kept or donated never goes on the scale, so the more of the house that can be donated, the less the cleanout costs.
